Gateway Residences, Park Royal By Syncra Construction
West Vancouver has a housing crisis with the rental vacancy rate in West Vancouver at 0.4% instead of a healthy 3%. When the plans for Gateway Residences, Park Royal were submitted, building affordable, high-quality housing was one of the project’s top priorities to attract young professionals, downsizers, and young families looking for affordable housing in the vibrant community of West Vancouver.
Initially approved for two towers of 11 and 14 storey heights, the District Council approved a proposal to add an additional five storeys to each tower a year after construction had already begun. Syncra Construction’s ability to effectively manage unique and challenging projects and flexible approach made this expansion possible with minimal disruption to construction schedules.
Syncra Rises to Meet Construction Challenges
The building started on the former parking lot at 707-723 Main Street with Syncra Construction breaking ground early in 2019. Working in the tight confines of a busy intersection meant that the company had to ensure that the surrounding high-activity, retail areas could go about their business as usual without being hampered by road closures due to construction.
The pandemic struck and Syncra was forced to deal with supply issues and implement the best COVID precautions and safety plans to keep their workers safe. Despite their COVID compliance being in the 95-98 percentile, the site was forced to close for 10 days – a long time in the construction industry. Syncra developed an enhanced safety plan, mobilized the necessary authorities and the site was up and running in less than the stipulated 10 days with the order rescinded.
Rick Amantea, VP, Community Partnerships and Development at Park Royal, acknowledges that it was “thanks to Syncra’s expertise [that] the construction schedule was largely adhered to and most dates were maintained.”
The construction was completed in August 2022 in just three years despite 10 storeys being added to the original plans and a worldwide pandemic.
Gateway Residences, Park Royal
Syncra Construction has developed several mixed-use properties over the years – Gateway Residences Park Royal being one of them. Comprising two concrete towers, 16-storey, and 19-storey, on a 3-level underground parkade, the project consists of residential units combined with a level of commercial retail space in each tower which includes 3,400 sq. ft. daycare and 11,436 sq. ft. of commercial space. There’s an additional 9600-odd sq.ft. of commercial space in a separate building of two floors to supplement the towers.
There are 298 residential units (11 of which are supportive housing) with three, two, or one bedrooms and studio apartments. Each apartment features floor-to-ceiling, double-glazed windows for plenty of natural light and efficient heating. Quartz countertops, tile backsplashes, durable laminate hardwood floors and energy-star efficient stainless steel appliances complete the residential suites.
